Holding Deposit
Paying a holding deposit (up to a maximum of 1 weeks rent) for the property you are applying for stops the property from being viewed by other applicants (however the property may still remain advertised as references pending). By paying the holding deposit it allows us to start your referencing and the admin to prepare the tenancy. Once the referencing procedure is completed and all checks have passed, the holding deposit can either be returned to the applicant, or put towards the first months' rent or deposit.
Some or all of the holding deposit can be retained by the agent if the applicant withdraws their application or does not pass the referencing procedure by providing false or misleading information.
Credit Checks
Prospective tenants are required to provide Marshalls with a written copy of their credit search history which must be dated after the holding deposit has been taken.
